For while you’re still searching. Up to five listing reviews a month, plus answers to your questions along the way, with replies within 48 hours on weekdays.

Reviews are based on the listing, public records and our knowledge of the area. When a property gets serious enough to need a full technical check, that’s the inspection below, and your month’s fee comes off it.

Property Inspection

The main service, and the one we’d recommend to anyone about to commit real money.

Gabriele visits and assesses the property properly: structure, roof, damp, windows, water supply, electrics and drainage. You get a written report in English with photographs, a walkthrough video, and a red, amber and green rating on each of the things that actually decide it.

Enough to know whether it’s worth booking the flight, or whether you’ve just saved yourself a wasted weekend.

Document and Planning Verification

Land registry records checked against what’s actually standing, the planning position verified with the comune, and any irregularities identified along with what it would take to resolve them.

This is where the expensive surprises are usually found. A property can look immaculate and still be unsellable, unmortgageable or illegal to extend.

Purchase Support

Codice fiscale, document collection, and the transfer of utilities and council tax into your name. We’re with you at the completion, we make sure you understand what’s happening at every stage, and we check the documents match what you were promised.

ONGOING property CARE

For owners who are away most of the year. We visit on a set schedule and after any serious weather: roof, damp, water, shutters, anything that’s moved or come loose. You get a short written update with photographs after each visit, so you know the state of the place instead of wondering about it.

We hold keys and let contractors in, so work can happen while you’re in the UK.

If something goes wrong between visits, tell us and we’ll get out to the property and organise whoever needs to fix it. We’re not a 24-hour emergency service and we won’t pretend to be, but you’ll have someone local who picks up the phone and deals with it.

How often we visit, and what we check each time, depends on the house, where it is and how long you’re away. Tell us and we’ll quote a monthly figure before anything starts.

Anything that needs fixing is quoted separately before we start it. Properties outside the immediate area of Termini Imerese may carry a travel supplement, which we’ll tell you about before you book.

Renovation cost estimate

An itemised estimate based on real local prices rather than national averages, with the range each item could realistically land in.

Renovation management

Sourcing trades, comparing quotes, agreeing the schedule, checking the work and managing payments, with regular updates and photographs.

Second opinion on a quote

You’ve been given a price for building work and no way of knowing whether it’s reasonable. We go through it line by line against local prices.

Permits and technical filings

CILA, SCIA, sanatorie, cadastral updates, energy certificates and conformity declarations, prepared and filed by Gabriele under his professional registration.

Pre-completion re-inspection

A second visit shortly before completion, confirming the property is as it was when you agreed to buy and that any promised works have been done.

Post-purchase setup

IMU and TARI registration, utility contracts in your name, and a written calendar of what falls due and when.
