How this started
Gabriele has been doing this work for years. Inspecting properties before people commit, checking cadastral records against what is actually standing, verifying the planning position, filing permits and overseeing the work. For Italian buyers that’s normal. You use a trusted geometra, and the geometra tells you what you’re buying.
Alex came at it from the other side, as the foreign buyer. Same house, same paperwork, same comune, but in a second language and from thousands of miles away. Everything a local takes for granted has to be explained, and nobody’s job is to explain it.
So we started working together properly. Gabriele does what he has always done, and Alex consults on the English side, the project management and the operations. Somewhere between the initial viewing, purchase and a new water tank, it became a friendship, and now we are helping others achieve their dreams.
Everything on our services page is something we have done on a real property, together. We now do it for English speakers buying in Sicily.
Why we work the way we do
We’re a small operation and we intend to stay that way. You deal with the two of us, not an account manager.
Our only interest is whether the property is right for you. That’s what makes the advice worth having, and it’s why buyers come to us before they commit rather than afterwards.

Gabriele is based in Termini Imerese and has spent his career surveying, filing and building in this part of Sicily. He knows which comuni are slow, which builders turn up, and what a wall looks like behind the render. If a property has a problem, he finds it.
A geometra is the Italian equivalent of a building surveyor, qualified to survey properties, verify planning and cadastral records, and file building applications.

Alex has twenty years experience running operations for international businesses, splits time between the UK and Sicily, and bought and renovated a property in Termini Imerese before any of this existed. That means every stage a client is about to go through she’s done it: the paperwork, the utilities, the surprises and the costs nobody warns you about.
She handles all client contact, so you always have someone to ask.
